Please read these Terms. They are a general agreement and not a substitute for legal, tax, or real estate advice from a licensed professional in your state.

1. Introduction & acceptance

These Terms of Service (“Terms”) are an agreement between you and Columbus Housing Solutions (“Company,” “we,” “us,” or “our”) and govern your use of this website (the “Site”), our online forms, and any related services we offer in connection with the Site (collectively, the “Services”). By visiting the Site, submitting a form, or using the Services, you agree to these Terms. If you do not agree, do not use the Site.

We encourage you to read our Privacy Policy, which is incorporated by reference and explains how we treat personal information. Questions about our practices may be sent through Contact us.

You confirm that you are at least 18 years old and that you have authority to accept these Terms. If you use the Site on behalf of another person or entity, you represent that you are authorized to do so and that they are bound as well.

2. What we do & what we are not

What we do

Through the Site, you can submit information about a property and your situation. Columbus Housing Solutions is a real estate investment business. We use your information to evaluate whether we can make a direct as-is offer to purchase your property or to discuss a potential sale, subject to title, due diligence, and a written agreement. We also provide general educational information about common seller situations. We do not operate a public “listing” or auction platform for the general public to browse homes for sale.

What we are not

We are not a real estate brokerage, agent, or your representative. We are not a party in a brokerage relationship with you as a seller. Any transaction, offer, and closing is between you, us (if we buy or assign), a title/escrow company, and any other required parties—per your written contract and local practice.

We do not guarantee an offer, a price, or a closing. Nothing on the Site promises that we will buy your home, that any number discussed will appear in a contract, or that a transaction will close. Real estate, title, and financing are subject to facts outside our control.

We do not provide legal, tax, or investment advice. Content on the Site is general information. Foreclosure, liens, probate, and other matters can have important legal and tax effects; use qualified professionals.

Fees. We do not charge property owners a fee to browse the Site. If we work toward a purchase, economics are as discussed in a signed agreement.

3. Eligibility & your responsibilities

You may use the Services only in compliance with these Terms and applicable law. You agree to provide accurate and truthful information in our forms, and you will not use the Site to deceive, harass, or harm others, to spam, to interfere with the Site’s security or operation, to upload malware, to scrape the Site in violation of our rights, or to compete with us in bad faith by misusing the forms. We may restrict or end access to the Services if you violate these Terms.

If we offer account or login features in the future, you will be responsible for safeguarding your credentials. That feature would be subject to any additional terms we post.

4. Forms, information you submit, and contact

Information you provide through the Site’s forms (including the cash offer or contact form) is used to evaluate your request and to follow up, as described in our Privacy Policy and the consent text shown on the form.

Contacting you. By giving us a phone number or email, you consent to receive calls, texts, or emails in line with the consent language on that form and with applicable law (including, as described there, the use of automated or prerecorded means where allowed). You can opt out of non-essential marketing messages in the manner described in those messages (for example, STOP for SMS or unsubscribe links for email) where that applies.

5. Intellectual property

The Site’s text, design, images, and branding are owned by Company or our licensors. You may not copy, reproduce, or exploit them for commercial purposes without our prior written permission, except for fair uses permitted by law. You may view and use the Site for your personal, non-commercial purposes in connection with considering a home sale. You own your own content (such as a property description you type); by submitting it, you give us a license to use it to operate the Services, respond to you, and, if a transaction proceeds, to share it with title and service providers as appropriate.

6. Third parties, links, and wire-fraud notice

The Site may reference or link to third parties (for example, title or government resources). We do not control third parties and are not responsible for their content or practices. Your use of a third party is at your own risk, and you should read their terms and policies.

Wire and payment fraud is real. Criminals may impersonate buyers, sellers, title, or others and send fake wiring instructions. We will not ask you to wire money in an unusual or out-of-channel way as a “test” or in response to an unverified text or email. Verify closing and wire instructions in person or using phone numbers and procedures you independently know to be true. We are not liable for losses caused by fraud, phishing, or scams beyond our reasonable control.

7. Term & termination

We may change, suspend, or end the Services or the Site, or your access, at any time, for business, security, or legal reasons, with or without notice, subject to law. Provisions of these Terms that by their nature should survive (for example, intellectual property, disclaimers, limitations, indemnity, and governing law) will survive.

8. Disclaimers & limitation of liability

Disclaimer of warranties — To the maximum extent permitted by law, the site and services are provided as is and as available without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful code.

Limitation of liability — To the fullest extent permitted by law, company and our owners and personnel will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or goodwill, arising from your use of the site or services, even if we have been told such damages are possible. Our total liability to you for any claim related to these terms or the services will not exceed the greater of (a) the amount you paid to us, if any, in the twelve (12) months before the claim or (b) one hundred dollars ($100). Some jurisdictions do not allow certain limitations; in that case, our liability is limited to the maximum amount permitted.

Some of the capitals above are conventional in terms of this type. They are not a promise about how a court will rule.

9. Indemnity

To the extent permitted by law, you will defend and hold harmless Company and our personnel from any claims, losses, and expenses (including reasonable attorneys’ fees) that arise from your use of the Site, your submitted information, your violation of these Terms, or your violation of someone else’s rights.

10. Governing law & venue

These Terms are governed by the laws of the State of Ohio, without regard to conflict-of-law rules, except where Ohio consumer protection rules are mandatory. Subject to any rights you have that cannot be waived, you and Company agree to the exclusive jurisdiction of the state and federal courts located in Franklin County, Ohio for disputes arising from these Terms or the Site (unless we both agree in writing to another appropriate forum in Ohio).

Arbitration. These Terms do not require binding arbitration, class-action waivers, or JAMS procedures, unless and until we and you agree to that in a separate, signed writing. If a future version of this document introduces arbitration, we will post a clear change notice.

11. Changes to these terms

We may update these Terms from time to time. The “Last updated” line at the top of this page will change, and for material changes we will also post a notice on the Site when practical. If you do not accept the new Terms, stop using the Site. Your continued use after the effective date can constitute acceptance. The Privacy Policy is part of this agreement to the extent it governs data.

12. Other provisions

Severability — If a provision is invalid, the rest remains in effect to the maximum extent. Entire agreement — These Terms and the Privacy Policy are the main agreement for use of the Site, unless we have a specific signed contract with you in connection with a purchase (that contract controls for that transaction). No agency — Nothing here creates a partnership, employment, or franchise. Waiver — Failing to enforce a provision once is not a permanent waiver. Assignment — You may not assign these Terms without our written consent. We may assign in connection with a business transfer. Electronic records — You agree that electronic use of the Site and submissions can have the same effect as a paper signature where the law allows.
